Our Approach to Vacation Rental Management

A thoughtful handover.
Ongoing care.

How Charleston Host gets to know your home, prepares the operation, and manages stays while keeping you informed.

First conversation

Understand the home and the owner.

Start with the property location, its current use, and what you want to hand over. An existing listing is useful, but you can also begin with a description of the home and your plans.

The conversation covers the home’s needs, your ownership goals, service fit, and fees. A property already welcoming guests has different transition needs from a home preparing for its first stay.

  • Where is the home, and how is it used today?
  • What is working—and what takes too much of your time?
  • Which decisions and updates matter most to you?

Define the arrangement

Make the handover clear.

A good start depends on a shared understanding of the responsibilities. Discuss the services, fees, property costs, and communication expectations before handing over the operation.

For a home with existing bookings, the transition needs to account for those reservations and the information guests have already received. Discuss listing access, calendar ownership, and vendor arrangements as part of that handover.

  • Service scope, management fees, and other expenses
  • Owner use and calendar expectations
  • Maintenance approvals and property access
  • Reporting, communication, and transition arrangements

Prepare the operation

Bring the details together.

We learn the home and bring listing information, pricing, guest guidance, vendors, and home-care standards together. This preparation connects what guests are told with what they find when they arrive.

Useful information includes access instructions, appliance guidance, supply needs, existing maintenance concerns, and the details that make the home distinctive. Preparation should reflect the actual property, rather than a generic checklist copied from another home.

Ongoing management

Care, communication, and follow-through.

Once management is underway, we handle pricing and bookings, guest care, turnovers, maintenance coordination, property checks, and owner reporting. These are connected responsibilities: what happens during one stay informs what needs attention before the next.

You stay connected through reporting and practical updates. When the home needs a decision, the goal is to make the issue understandable in the context of the property and your ownership goals.
